Assistant Project Manager

We are currently seeking an Assistant Project Manager to join our growing construction team.
The role is based in Lynchburg, VA, and will support the construction of a multi-phase apartment community.
The ideal candidate is to be a self-starter who has a minimum of 3 years of experience managing fast-paced multi-family or commercial construction projects.
Experience working with Virginia Housing is preferred.
The Assistant Project Manager (APM) will assist the Project Manager (PM), as the PM provides overall direction, oversight, and coordination of construction activities on assigned Lawson multifamily construction projects with the expectation of delivering high quality housing safely, on time and on budget.
The candidate must be proficient in providing timely, complete, and accurate reporting.
The individual must be able to excel in a team environment and must possess the ability to communicate clearly with Lawson colleagues, design partners, and subcontractors.
The Assistant Project Manager will also work closely with the construction Superintendent, Assistant Superintendent, Project Management Assistant, and Preconstruction Manager to aid in ensuring all construction project objectives are met.
ESSENTIAL DUTIES AND RESPONSIBILITIES Assist the project team in managing essential construction processes such as safety, scheduling, and budgeting.
Provide support to the PM to ensure adherence with project plans, specifications, and program requirements including, but not limited to, EarthCraft, VH Minimum Design and Construction Requirements, Universal Design, Energy Star, and UFAS).
Material purchasing to include composing purchase orders and work orders for delivery to PM.
Preforming material takeoffs including but limited to doors, windows, and steel lintels.
Change order management and logging.
Composing change orders for PM review.
Proactively verify and vet the accuracy of the project bid analysis and subcontractor proposals.
Attend monthly on-site project financial draw request verification inspections.
Assist project team in obtaining and tracking all required permits.
Provide support to project team in submittal capture, logging, and tracking.
Aid in ensuring subcontractors have submitted all required product information prior to commencement of work in adequate time for review and return by design professionals.
Accountable for first review of submittal packages that are to be delivered to PM.
Compose RFI's for review by PM.
Accountable for working closely with project Superintendent and Assistant Superintendent to enforce subcontractor QC scope of work closeout, generate and distribute construction courtesy QC lists, and generate final punch list items for distribution and scheduling with the goal being accepted building and project turnover by the project's ownership.
Review monthly project invoices for approval by PM and Superintendent.
Coordinate re-application for payment when subcontractor invoices are improperly formatted or not approved as needed.
Facilitate to Property Management Maintenance any training, operations, and review of warranty work Items.
Coordinate project turnover with Property Management.
Other Duties as assigned.
QUALIFICATIONS Bachelor's Degree with minimum 3 years' construction experience.
Preference will be given to candidates with a degree in the construction or related field.
Preference will be given to candidates with experience in multifamily or commercial construction.
Good relational skills and ability to work efficiently with subcontractors, future/current residents, colleagues, and supervisors.
Ability to organize and problem solve effectively.
Possess and maintain good judgment and self-control.
Enthusiasm, good attitude, trustworthiness, personal integrity and honesty.
Knowledge of computer software programs; MS Word, MS Excel, MS Project, Bluebeam, AnyList, Zoom, Microsoft Teams, Microsoft OneDrive, or ability to learn these programs or other programs that become essential for this position.
Ability to travel between assigned work sites.

Undergraduate or graduate degree in engineering, architecture, construction management or a degree in a related discipline.

1-3 years' experience in the construction industry, preferably with an owner/general contractor.

Demonstrated knowledge of scheduling, budgeting, subcontract coordination, and general construction processes.

Familiarity reading drawings and specifications.
5.
Knowledge of BlueBeam, Timberline, and Zoom preferred.
6.
Computer proficient, including Microsoft Office products.
7.
Exceptional written and verbal communication skills.
8.
Team player and reliable.
9.
Interest and passion for building and the industry.
10.
Detail oriented with ability to manage multiple priorities and meet deadlines.
